Arbor View House Bed & Breakfast is a small property where every guest reservation made is both important and special to us. A one night or fifty percent deposit on multiple night stays is required to confirm your room reservation. If your travel plans change and you must cancel your reservation, please call us at least fourteen (14) days prior to your arrival date for a cheerful refund of your deposit less a $50 processing fee.
In the unlikely event that you must cancel with less than fourteen (14) days notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund will be made.
While Arbor View House will make every reasonable effort to re-rent canceled room or rooms for which reservations had been made, guest's request and acceptance of a guaranteed room reservation constitute a binding contract between guest and Arbor View House.
Rates and policies are subject to change and vary during high impact periods and for some special requests. Weekends require a two day minimum stay during high season April 1st - November 30th.
Room Rates: Includes room with private bath and a four course gourmet candlelight breakfast for two, and 10% surcharge for wedding parties, two (2) night minimum on weekends during in season (May-November), three (3) - night minimum on the following holidays: Memorial, Independence, Labor, Columbus and Thanksgiving Days.
CHECK-IN is from 3:00 - 6:00 p.m. If arriving outside of check-in times, please call to make arrangements.
CHECK-OUT is at 11:00 AM.
Rooms will be held until 6:00 p.m., unless prior alternative arrangements are made. Guest's failure to check in by 6:00 p.m. on the day scheduled will be treated as a cancellation.
*GROUPS...Any group who rents three or four rooms, must pay for all the rooms in advance. There will be a full refund if notice of cancellation is given at least 30 days before the date for which the room is reserved, less $50.00 per room processing fee. No Refund if the reservation is canceled less than 30 days or on the 30th day before the check in date; additionally, guests agree to be obligated for full payment for any or all rooms reserved, for the entire period for which the reservations were made.
Children are welcome; however some weekends are not suitable to children. Please call first.
Regretfully, we cannot accommodate any pets. Arbor View House maintains a No Smoking policy.
